Malaysia’s malls are not evenly distributed. Selangor and W.P. Kuala Lumpur dominate the count, but that’s only part of the story.
Here’s how every state stacks up by total mall count:

State-level data is useful, but district-level data tells you where retail is actually concentrated, and that’s where it gets interesting for anyone thinking about commercial real estate, franchise locations, or retail strategy.

- Petaling, Selangor: 49 malls
- Kuching, Sarawak: 33 malls

The Real Picture: Malls Per Land Area and Population

Key Observations
Raw counts are misleading if you don’t control for size and population. A state with 50 malls could be oversaturated if it has a small population, or underserved if it covers a vast area.
To get a fair comparison, we normalise across two metrics:
- Malls per 100 km²: How geographically packed are malls relative to land size
- Malls per 1 million population: How many malls are available per population
W.P. Kuala Lumpur dominates on both counts: Its 30 malls per 100 km² reflects how built-up the city is, while its 38 malls per million population shows it’s also generously served at a per-person level. No other state comes close on either axis.
Why Sarawak stands out too: Sarawak has very few malls relative to its enormous land area: It scores near zero on geographic density. But its population is equally sparse, pushing its per-capita figure to around 23 malls per million.
Methodology
Data was compiled from publicly available sources on mall locations across Malaysia. Shopping mall counts reflect standalone enclosed shopping centres; strip malls, shophouses, and open-air markets are excluded. State population figures are based on the Key Findings Population and Housing Census of Malaysia 2020 Report (Department of Statistics Malaysia) [Link]. Land area figures are from officially gazetted state boundaries.
